A lot of good words end in TED. I like that. It reminds me how I want you to feel when your loan is done. You trusted my advice. I worked hard for you. And you know I'm glad you picked me.

Years in mortgage lending

I don't like working with people who do just enough to get by. My clients don't either. So I won't ever be that guy for you.

Rating and count are based on 593 client reviews. Every loan is different. Past results do not promise the same results for you.

Why people call me

Buying a home is a big deal. You should not have to figure it out on your own.

Most lenders send you a link and a rate. Then they send emails from a computer. It works fine until you have a real question. Then you are stuck.

A home loan is the biggest money choice most people ever make. It comes with a deadline. It comes during a very busy month. You deserve a real person on the phone.

So I do it the other way. I get to know you first. Then I build the loan to fit you.

That takes longer. I like it that way.

"Can we actually afford this?"
"Should we buy now or keep waiting?"
"Is my VA benefit the right move here?"
"What happens after I send the documents?"
The TED Standard

Three words I want you to say when we are done. They all end in TED.

It started as a joke about my name. Now it is my checklist. If you cannot say all three on closing day, I did not do my job.

01

TrusTED

"I believe what he told me."

I give you straight answers. Even when they cost me the sale. If waiting six months is smarter for you, I will say so. Bad advice is worse than no advice.

02

DedicaTED

"He worked harder than he had to."

I make the extra call. I run your loan three ways to find the one that saves you the most. I answer your text at 8pm on a Sunday, because that is when your offer is due.

03

AppreciaTED

"I felt like a person, not a number."

I call you before you have to call me. I say thank you. And I still know your name years after you get the keys.

The communication promise

You should never have to guess how your loan is going.

Every lender says they are good at keeping you posted. Look at the two updates below. That is the difference.

The update most people get

"Your loan is still in process. We'll let you know."

The update I send

"Good news. The home appraised for the full price, so we are fine there. The loan team needs two more things from you: your June bank statement, and a short note about the money you put in the bank on the 12th. Send those today and we still close on Friday. I will text you the second they clear."

You get real news, in plain words, before you have to ask. You can always call me. I just don't want you to need to.

About Ted

Hi, I'm Ted. I do the parts of this job most people skip.

For seven years I have helped people in Washington buy homes and pay for them. I work with first-time buyers who are not sure they are ready. I work with veterans using the benefit they earned. I help owners lower their payment, move to a smaller home, or buy a rental.

The loan type is not what matters most. How it feels is what matters. You should hang up every call knowing more than you did before. I would rather explain something twice than let you sign a paper you do not get.

TrusTED. DedicaTED. AppreciaTED. A lot of good words end in TED.

Half my job happens where you cannot see it. I push the loan team for answers. I call the seller's agent to back up your offer. I look for the loan that saves you money, not the one that is quickest for me. That is the extra work, and it is the only way I know how to do this.

What working together looks like

Six steps. You will always know which one you are on.

STEP 01

We talk

Twenty minutes. What you want, when you want it, what worries you. No forms. No credit check. Just an honest answer about where you stand.

STEP 02

We make a plan

I show you your choices side by side. How much money down. What kind of loan. What you would pay each month. And what each choice really costs you.

STEP 03

You get pre-approved

I collect your papers and check them early. That way your pre-approval letter holds up when it counts.

STEP 04

You make an offer

You find the house. That same day I call your agent and the seller's agent. I make sure your loan makes your offer look strong.

STEP 05

The loan gets checked

The home gets appraised. The loan team reviews your file. You hear from me at every step. If something goes wrong, you hear it from me first, with a plan.

STEP 06

You get the keys

Once a year I check your rate for you. And I still pick up the phone when life changes. Closing day is the start, not the end.

What you can count on

Doing just enough is a choice. So is doing more.

Honesty first

I will tell you the truth, even when it is "wait"

I would rather lose a sale than put you in a loan you will hate later. Sometimes telling you to wait is the best thing I can do for you.

Hard work

I do the extra work whether you see it or not

Rebuilding your loan to save you money. Chasing the loan team late on a Friday. Calling the seller's agent to speak up for your offer.

Teaching

You will understand every number before you sign

If a word does not make sense, that is my problem to fix, not yours. You should feel sure because you understand it, not because I told you to relax.

Kindness

This is stressful. I will not pretend it is not

Buying a home lands in the middle of real life. Work. Kids. Moving. Parents who need help. I plan around all of it.

Easy to reach

One person. One number. I pick up

No call center. No being handed off to a stranger in the middle. You get my number, and it is really mine.

Thank you

Nobody has to pick me

Every client picked me. Every referral came from someone who put their own name on the line. I never forget that.

593 people took the time to write about working with me. They live in Tacoma, Kirkland, and as far away as Mc Dade, Texas. The same words show up again and again. Patient. Quick to answer. Went above and beyond. On our side. Those words are the whole job.

After you close

Closing day is not the end of my job.

Most loan officers go quiet once you get the keys. But rates change. Your home gains value. Your family grows. Plans change. Those are the times a good lender is worth having in your phone.
